LOCATION Location of M3 Business Center

The two phase of the M3 Business Center is located in one of the business districts in Budapest, directly at the turn-off of M3 motorway, in the neighbourhood of Városliget.

The M3 office complex is easily accessible from both directions of Thököly and Mexikói út and M3 motorway. There will be a direct connection between M3 and M0 motorway in the near future.

There is an excellent public transport, thanks to its' location at approach of M3 motorway and at the corner of Hungária körút.

 
 
INTRODUCTION OF OFFICE BUILDING M3 Business Center

Zugló is the highest populousness Pest-side district, where lot of office building developments realized along Hungária körút in past years. M3 Business Center is placed on this "corridor", close to approach of M3 motorway.

Following the success of the imposing M3 Business Center, ABLON made plans for a new phase of the office building. The building phase "B" is behind phase "A".

The modern 6-storey office building with larger than average ceiling height (2.8 m) is at the same level as phase "A".

The building with 8 floors was reconstructed and modernized by ABLON Kft. in 2000. The office building offers 9,600 sqm rentable area. The following companies and authorities have their headquarters in M3 Building "A": Egis NyRt, APEH Közép-Magyarországi Regionális Igazgatóság Illetékügyi Szakigazgatósága, Samas Hungária Kft., Creditexpress Kft., Öko Pannon Kht.

The imposing 6-storey building offers 8,400 sqm leasable area for our future tenants. Average 1,220 sqm office space is available on each floor, which can be separated into several individual offices with optional open-space or cellular layout.

There are 346 parking spaces to our tenants on basement and underground. The ground floor restaurant placed in phase "A", the environment serves the higher comfort of our tenants.

The office building phase "A" offers 9,600 sqm rentable area for the tenants, up to 1,080 sqm office space is available on each floor to fit out the offices.

Total floor space of M3 phase "B" is 12,000 sqm, which includes the common areas, parking places, mechanical premises and the office areas for lease. The average rentable area is 1,200 sqm from ground floor up 5th floor. There will be a terrace on 6th floor, which helps the recreation of our clients.
